Would not rent with Al again
Have had negative experience after negative experience living in Al's properties. He overcharges for his very old, loud, hot, inefficient apartments. He doesn't charge pet rent which is great, but the pet owners in his buildings are irresponsible. They don't clean up after their dogs, dog poop is everywhere and Al won't step in. Their dogs bark constantly and have attacked my dog. Al doesn't care, he just wants the good vibes. If Al and the office don't like you because you have standards, they'll let you know by not responding about issues or maintenance requests. The only people truly happy in his units are the people who have been renting with him for years. He doesn't raise rent so they're happy paying next to nothing for his places.. newer tenants are stuck paying top dollar for these over priced, outdated spots. I have lived in multiple buildings of Al's with similar experiences. Tenants who don't care and a building that may look okay on the outside but is falling apart on the inside. I would not recommend renting from Al if you have moderate living standards and like any type of peace.

best renting experience I have had in Denver
Albeck Properties, formally known as Old School Properties, is the best renting experience I have had in Denver. They have multiple buildings all over Capitol Hill but are a family run operation. The owner is friendly, if not a little goofy, and personally meets all the tenants AND gives out his personal phone number should you need anything! Also, THEY DO NOT CHARGE PET RENT OR A PET DEPOSIT!!!!!!! This last thing is virtually unheard of in this area. After dealing with shady landlords or corporate overlords this has been a dream renting experience!

This is actually the most legit dude to rent from
I rented a studio in an adorable, vintage house super close to Colfax. Lucky me. I didn't have to pay a deposit for my huge and often discriminated against puppies. I loved the way my apt was styled, that utilities minus internet was included, and a 1st come 1st served free parking spot, and that the maintenance dude helped me asap w/ a friendly manner for even dumb things, like putting fire in the gas stove thingy. This is one of the last apt companies that dgaf about you smoking pot. With dogs, there's always going to be dog shit. I cleaned up a ton while I was there, but like I said, I didn't pay a deposit for them and I didn't pay pet rent for them, so to me that was fine. Ask yourself where else does that happen?!

Albeck Properties is atrocious
The owner/manager of these properties is absolutely atrocious. He lies, he invades privacy, he doesn't fix things, he's a narcissist, and his employees do his dirty work for him. He has an absurdly controlling list of rules you have to follow and you have to sign 2 different redundant documents saying that you will pay their attorney fees, because signing it once isn't enough. They use intimidation tactics over the pettiest of non-legal issues, they don't respond adequately to emergency maintenance requests and they will blame maintenance problems on you. Do I really need to go on? Because I can. The dogs in at these properties aren't well behaved and their owners don't clean up after them. Perhaps the worst part is that at one of these properties the units are so incredibly dark you can bet that your mental health and even your vision will be impaired by the loss of sunlight. Overpriced, under-served, awful narcissistic landlord. Avoid at all costs. It was the worst lease term I've ever experienced.
